From MG Road to Sikanderpur. Gurgaon's strongest rental yield corridor. Limited new supply, mature infrastructure, proven exit liquidity.
Golf Course Road is Gurgaon's most sought-after residential corridor — home to the highest concentration of MNC offices, Cyber Hub, premium malls, and well-established residential towers. The corridor runs from MG Road in the north towards Sikanderpur and Golf Course Extension in the south. Supply is constrained. Unlike Dwarka Expressway or New Gurgaon, there are very few fresh launch opportunities here. The market is predominantly resale and lease. This scarcity, combined with proximity to the highest-density employment zones in Gurgaon, is why rental yields here consistently outperform the rest of the city.
Data cross-referenced with HARERA registration portal and publicly available transaction records. Last reviewed: June 2026.
Golf Course Road has Gurgaon's deepest and most consistent buyer pool for resale. Properties here transact faster, with fewer distress scenarios, than any other corridor in the city.
The premium is real but steep. Evaluate whether the yield justifies the entry price for your specific horizon. If your timeline is under 5 years and you're buying for appreciation rather than rental income, the premium requires careful return modeling.
For established projects (most of the available inventory here is 5–15 years old), construction risk is zero. Title and society maintenance are the primary due diligence areas.
Not all societies on Golf Course Road are well-maintained. Older buildings (2005–2012) may have maintenance backlog, ageing lifts, or undersized visitor parking. Physical inspection and society accounts review are essential.
Some older towers have 2 BHK configurations at 1,100–1,200 sq.ft that feel small by modern standards. Assess carpet area vs super area ratio carefully — some older projects have high loading (carpet area can be 30–35% less than super area).
Golf Course Road commands Gurgaon's highest residential prices outside of DLF Phase 5. Transacted prices range from ₹15,000–28,000 per sq.ft depending on project vintage, floor level, view, and society condition. Rental yields of 3.5%–5% are the strongest in Gurgaon for this corridor. A ₹2.5 Cr apartment here can realistically generate ₹75,000–1,10,000 per month in rent — the corporate rental market (MNCs, senior professionals) keeps demand consistently high.

Golf Course Road's infrastructure is the most mature in Gurgaon. MG Road Metro station is a short distance away for north-end buildings. Cyber Hub, Unitech Cyber Park, DLF Cybercity — all within 10 minutes for most buildings on this stretch. No major new infrastructure projects will transform this corridor — it is already the benchmark. The risk here is complacency about society-level infrastructure (maintenance, parking, common areas) rather than city-level connectivity.
